No Search Chancel Repair
No Search Chancel Repair Insurance is designed to increase purchaser comfort by providing an indemnity against the actual costs of being served a notice under Chancel Repair obligations. This potential liability for a contribution to the cost of Chancel Repair goes back to the "middle ages" when the priest was responsible for the upkeep of the Chancel, but the parish the rest of the church. Over the years the liabilities have often been switched between properties and can aggregate in some cases. A Chancel Check can be made to determine whether a particular property is in an area of potential risk but since up to 25% of parishes have this risk, the Chancel Check has limited value. A full Chancel search is of much greater value, albeit at a much higher cost.
A "No Search Chancel Repair Insurance Policy" is designed to eliminate the need for paying for a Chancel Check or full Chancel Search, and then in many cases buying an insurance policy
Purchase of a No Search Chancel Repair Policy deals with the potential risk cost effectively without the need to incur Chancel Search costs.
Policy Limit: maximum £250,000 any one claim
Policy Period: 25 years from inception of the policy
Standard: approximately £49.82
